How staging a house can help in many ways
If you’re selling a house, you probably don’t need to be told that you want to get the most money back from your investment. You might also want to sell quickly, which can sometimes be at odds with the chance of making money. Both of these problems can be solved by making a small extra investment in home staging. Studies show that homes that are staged sell much faster and for more money than homes that aren’t staged. Buyers may not be interested in homes that are empty or full of people’s things because it’s hard for them to imagine living there. Staging solves this problem by making the space less personal so that it can spark the imaginations of possible buyers. Staging brings properties to life by improving what’s already there and adding modern touches like furniture and art. At Finer Homes, all of our clients get a service that is tailored to their specific needs and the style of their home. We’d love to talk with you about how to stage your West Auckland home.
Price check
To find out how much these services cost, our mystery shopper set up five in-home consultations in a Wellington home (see “Home stagers compared” for more information). None of the companies listed prices on their websites because the prices depend on how big your house is.
When our second mystery shopper asked about an Auckland property, she called five more home staging companies to get estimates for a similar property over the phone.
For our Wellington home, there was a difference of more than $1200 between the least expensive (Homestaged) and most expensive (Set 2 Sell) quotes for a full stage, though both companies also offer partial staging for less money.
In Auckland, there was a difference of more than $1600 between the estimates. This shows that it’s a good idea to shop around.
Even though Auckland Homestaging Ltd’s estimate was the lowest, most companies in Auckland charged more than their counterparts in the capital.
When we asked the 10 companies why their prices were different, one said it was because the furniture delivery service it hired took extra care. Two companies said that their higher prices were due to the higher quality of the furniture they used. On the other end of the price range, Auckland Homestaging also emphasized the high quality of its decor.
Homestaging Wellington said that its prices change throughout the year based on how much people want to buy. The most expensive time of year is usually the summer, which is when we did our mystery shop.
