One of the fastest ways to increase the potential resale value of your property is to spend a little time and money investigating the current trends in interior design. Could these trends be used to improve the look and feel of your own home?
There are many ways to try and maximize the value of your property, but improving the interior design is somehow often overlooked. This is perhaps because many of those who wish to sell their property don’t want to invest significant amounts of money in making changes to a home they no longer wish to own.
When I was looking to sell my own home around four years ago, I had an assessor come out and give me an estimate of its potential value. I immediately had a bad feeling when the assessor mentioned that I purchased the house at exactly the wrong time – right before the financial crash of 2008.
In spite of this, I was still hoping for a modest increase in value. Unfortunately, the only way that was going to be possible was to spend some money improving the look and feel of the property.
The assessor was kind enough to share some tips with me that he felt would improve my chances of, at the very least, recovering the money I had invested in the property so far – and maybe even realize that small profit I was hoping for.
Make the front door, entrance way and foyer of the property more inviting
As with most things in life, creating a good first impression is vital when trying to interest potential buyers in your home. If you have a large foyer or hallway right behind the front door, why not make use of it?
Patterned or colored glass side panels on either side of the front door is a great way to add some artistic flair to your entrance way. Keep in mind buying art for your home can be difficult, as not everyone has the same tastes.

Upgrade the kitchen and bathroom
Surveys have revealed that a great kitchen and bathroom are often the first things prospective purchasers look for when buying a new home. Upgrading these rooms can add a great deal more to the value of your home than the cost of making the changes, so you should consider this as an investment – as long as you do it the right way.
Try and decide on a consistent style and stick to it throughout the property. Keep it simple by choosing from classic, modern, or native; there are hundreds of examples in Google Images for kitchens and bathrooms in these styles. As well as having universal appeal, a quick search for “Contemporary Modern Bathroom Décor” will give you plenty of ideas as to what color palette to use too.
Make your decisions with a budget in mind and stick to it – you don’t necessarily have to go to the expense of putting in granite countertops or other such expensive accessories. New sinks and taps, sunken electrical sockets, and interesting looking light fittings can all have a significant effect on a new visitor’s perception of your rooms.
Use artwork to inspire your potential buyers
It’s not always about the things you will be leaving behind which can increase the value of your property. This might sound strange, but simply inspiring people and giving them ideas about what they could achieve in the same space can be enough to make a huge difference.
Add paintings, mirrors and sculptures throughout your property, and it will immediately make your space feel more expensive. The prospective buyer may even ask if you would consider leaving some of the items behind – this is a great indicator that they really like your place!
It’s not just the inside that counts!
If you have an outdoor mailbox, consider upgrading it for a more modern design. A mosaic style area around your outdoor pool or patio will immediately make your property seem more glamorous and interesting.
The aim is to leave those viewing your property with just the right amount of jealousy! And again, these changes can be made without spending a great deal of money but could push up the value of your home significantly.
